The recent amendment to Bill S 1031 removes restrictions on local governing bodies in South Carolina from limiting the types of exterior cladding or finish materials for buildings. This means that counties and cities cannot impose rules that are more restrictive than existing state or national building codes regarding building materials for residential and commercial properties. This change is significant because it allows greater flexibility for builders and property owners, potentially reducing costs and facilitating diverse architectural styles in communities. However, it does not affect special purpose districts, overlay zones, or historic areas, ensuring that those unique regions maintain some level of regulation.
