The amendments to SB 764 clarify the conditions under which management fees can be added to a unit owner's financial obligations to the Association. Now, management fees related to the collection of common expenses can only be included in an owner's share if they are contractually specified and clearly outlined in the Association's governing documents. This change is important because it protects owners from unexpected expenses and ensures they are fully informed about what charges they might incur.
