Plain-language change summary

The amendment to SB 65 clarifies that the title insurance company must issue a lender's title insurance policy when a buyer is obtaining a mortgage, provided the lender requires it. It also specifies that the buyer and seller can choose to waive this requirement if they agree, or if one party is offered a fee discount to split the title insurance policies, as long as both parties receive the same discount offer. This change is important because it helps ensure that buyers and sellers are aware of their options regarding title insurance, potentially leading to cost savings and better transparency in real estate transactions.
