Plain-language change summary

The changes to HB 1309 clarify that if a tenant uses the leased property for illegal activities, specifically felonies or Class A misdemeanors, the property owner can terminate the lease immediately if they receive written notice from law enforcement. The revised bill also specifies that this right to terminate the lease applies regardless of whether the lease is written or oral, thus strengthening the owner's ability to act in such situations. This matters because it provides clearer protection for property owners and ensures that they can quickly address unlawful tenant behavior without being hindered by lease technicalities.
